What is included in the fair share?
- Chairman – Salary and Bonus
- Management Salaries and Bonus – Employing Broker, 3 Managing Brokers
- Business Manager – Salary and payroll taxes – Corporate Treasurer, manages all corporate financials, pays commission checks with all special requests for Sales Partners; works closely with Corporate Accountant on IRS returns, etc.
- Marketing Director – Salary and payroll taxes – handles all corporate marketing and events; responsible for date input and publishing of The Real Estate Source weekly; prepares all marketing pieces including Homes and Land and AT&T Cable advertising; prepares marketing pieces for New Construction Accounts; publishes Larimer County Demographic Report; publishes Neighborhood Locator Maps; prepares Buyer Packets; distributes periodic statistics to Partners, etc.
- Assistant in Marketing Department – Salary and payroll taxes – assists marketing department.
- Advertising Director – Salary and payroll taxes – responsible for data input of The Real Estate Source weekly; any other New Home Editions of The Source; data input for all advertising including Homes and Land, AT&T Cable TV, reader ads, etc.
- Relocation Director – Salary and payroll taxes – handles all corporate marketing with relocation; receives all incoming referrals and disburses to brokers to disburse to Sales Partners; works with all Third Party Companies; prepares and distributes Relocation Packets, etc.
- Receptionists – Salary and payroll taxes – Two full time receptionists at each location, Monday through Friday 8:00 – 6:00 pm.
- Weekend and Part-time Support Staff – Salary and payroll taxes – One at each office Saturdays 8:00 – 5:00 pm and Sundays 9:00 –3:00 pm.
- Assistants – Salary and payroll taxes – Horsetooth, Loveland and Mulberry Offices each have three full time assistants; Harmony Office has four time assistants. Assistants available Monday through Friday 8:00 – 5:00 pm; handles everything prior to under contract including preparation of CMA’s; listings and all MLS entries and changes; data input for “Starship”; RealFa$t for Windows contract preparation for listings, amendments for listings, contracts to buy and sell, counter proposals, set up showings both internally at The Group Offices and externally with Outside Brokers; prepare presentations as needed for marketing; prep work and publishing for property brochures, correspondence if needed.
- Escrow Officers – Salary and payroll taxes – Two full time escrow officers at each location (three at Harmony Office) Monday through Friday 8:00 – 5:00 pm; Escrow handles the contract from conception through to the closing providing Sales Partners with written updates weekly, voice mail updates as needed; scheduling closings with all parties involved with the real estate contract (Realtors, Lenders, Title Companies, and sellers and buyers at the request of the Sales Partner); reviews figures from Title Company and Lender; orders title work according to the real estate contract and any endorsements necessary; prepares any and all amendments to contracts; prepares necessary documents such as power of attorney forms; reviews and mails to appropriate parties the current title commitment and any other necessary forms; calls Lenders for weekly updates on pending contracts; all processing necessary for the “Starship” database. All full time escrow officers have their real estate license. Any other additional escrow officers deemed necessary by Management Team.
- Couriers – Salary and payroll taxes – three full time couriers available Monday through Friday 8:00 – 5:00 pm; puts up all real estate signs and removes the signs; installs electronic lock boxes and property brochure boxes; provides general delivery for The Group’s Management Team and Support Staff.
- Outside Courier - - compensation – Acts as courier between offices daily; picks up commissary (soda and fruit) weekly as needed.
- Outside Photographer – compensation – provides digital photography for use in The Real Estate Source, MLS, and property brochures.
- Workman’s Comp Insurance on all employees (Support Staff)
- Staff Bonuses for Receptionists, Assistants, and Escrow Officers.
- Directors Fees
- Office Facilities – Private Office in one of our buildings, use of all four locations TGI owns and all conference rooms; Betty J. Asmus Room is reserved with the Managing Broker of the Mulberry Office as a privilege; Harmony Room is not available for public use after regular business hours.
- Utilities
- Repairs and Maintenance of TGI owned buildings and equipment.
- State of the Art equipment and training for all support staff.
- Computer Workstation – updated computer workstation with RealFa$t Contract Software, MLS Software, Microsoft Office Suite including MS Word, Excel, Access, PowerPoint; each office has at least one workstation for Sales Partners to use.
- Internal Office “Backroom” Computer, each Sales Partner has their private office networked into the “Starship” database.
- Furniture and Equipment – Each Sales Partner is provided a desk, filing drawers, Realtor chair, customer chairs, a phone; in addition to the above, each office has at least three fax machines disbursed throughout the office, two high powered copiers, and various company owned furniture necessary to have a professional office.
- Telephone (business long distance and local calls); each Sales Partner has a direct dial phone number and voice mail.
- Insurance on property owned by TGI. Accounting for TGI yearly.
- Property taxes on properties owned by TGI.
- Commissary for Customers and general meetings for TGI.
- Any closing fees charged to the Employing Broker by title companies.
- Legal Fees – In the event legal counsel is needed the Partner pays up to the amount of commission earned on the particular transaction and after that it is split 50/50 with TGI.
- E & O annual insurance premium, Sales Partner pays the deductible.
- Other fees – This could include any membership fees of the Brokers or Management, fees paid for reports necessary for marketing TGI.
- Signs – All For Sale Signs, Sold Stickers (Partner pays for the sign rider only and for any Open House signs after the initial two).
- The Real Estate Source – Sales Partners will have all their listings (including photos) appear in the weekly Source without additional charges. All Sunday or Saturday Open House Ads and additional corporate marketing in The Source is included in the fair share; The Source is circulated Saturday in the Reporter Herald to approximately 19,000 and in the Coloradoan Sunday to approximately 35,000.
- Insider – A monthly Insider (newsletter) is written and produced by the Chairman and made available to Sales Partners if they choose to purchase it and send to their “sphere”.
- Statistical graphic presentations on real estate histories, trends, and predictions and forecasting; provided weekly, monthly, quarterly, annually by Employing Broker.
- All Corporate Marketing.
- Relocation materials, maps, all free publications and materials gathered and compiled by TGI.
- Education Sessions.
- Corporate Subscriptions and Dues.
- Events and Entertainment – Holiday Party, Winter Soldier Conference, Summer Event, some outside speakers for additional education.
- Postage – general (not bulk or next day service or marketing efforts or relocation mailings)
- Supplies and Printing – All office supplies needed by support staff and management, copier paper, toner, printing or TGI marketing materials, etc.
- Duplicate keys to properties listed by Partners, only if necessary.
- IRES dues monthly for MLS Services.
- MLS Quarterly Sold Book for each office, (not individuals).
- Lock Boxes (electronic and some combo).
- Principal payments.
What does the Sales Partner pay for above the fair share?
- License renewal and any necessary name changes.
- All continuing education requirements.
- Local, State and National Real Estate Association Dues.
- Additional marketing and advertising (i.e. AT&T Cable, Homes and Land, any front page or interior quarter pages of The Real Estate Source, additional newspaper advertising other than The Real Estate Source, additional photography.
- Personal long distance calls (not long distance business calls – that’s included in fair share.
- Business cards, (First 2,000 business cards are free).
- Personal brochures, and any other personal marketing materials, business portraits, etc.
- Electronic key card and any replacement key cards and batteries.
- Any delivery of any contracts through TGI Couriers or any personal deliveries.
- Any personal assistant shall be an Employee of the Sales Partner, not TGI, and all expenses are paid by Sales Partner only.
- Any marketing of properties of builders or new construction neighborhoods, this can be fronted by TGI in the form of monthly chargebacks or an annual marketing budget.
- Cellular phone.
- If requested, weekly MLS books or quarterly sold books.
- Upon request, private modem line for computer use (most Sales Partners share this modem line with another Sales Partner).
